Comprehensive Plan Update
The City of Waukee, Iowa
Submittal Deadline: September 8, 2006

Project Overview
The City of Waukee, Iowa is seeking responses to a Request for Proposal
from qualified consulting firms for the completion of a Comprehensive
Plan Update.  The Comprehensive Plan Update should be completed with the
input from the Mayor and City Council, Planning and Zoning Commission,
Community Development Committee, Parks and Recreation Board, city staff
and interested citizen stakeholder groups.  Due to the City's continuing
substantial growth, the primary objective of the Comprehensive Plan
Update is to create a consensus among the stakeholders regarding the
future development within the City over the next five years while also
looking at long term goals for the next ten to fifteen years.  If the
growth rate continues as it is today, the City anticipates the
Comprehensive Plan being updated every five years.  It is envisioned
that the Comprehensive Plan Update will include several public meetings
to gather input from citizen stakeholder groups and present ideas prior
to adoption of the plan.

Objectives
The Comprehensive Plan Update should address the following:


*	Defines an economically viable land use plan for future
development within the City including proposed phasing divisions for
future City limits based upon development growth; 

*	Identifies the appropriate infrastructure needs for the City
based upon development over the next five, ten and fifteen years:
parks, water, sanitary sewer, storm sewer/storm water detention, streets
and sidewalks/trails; 

*	Incorporates other planning documents that have been completed
over the last couple of years including the Major Streets Plan, Alice's
Road Corridor Plan and Key Intersections Improvement Plan; 

*	Defines a clear direction of how development should occur over
the next five, ten and fifteen years while still maintaining a sense of
individual identity and community within the larger Des Moines
Metropolitan Area; 

*	Determines a specific implementation plan for immediate, short
and long-term action items. 

Deadline
Responses to the Request for Proposal must be received no later than
noon, September 8, 2006.  Responses received after this deadline will be
returned unopened to the respondent.  No faxed or emailed responses will
be accepted.

Seven (7) copies of the response shall be delivered in a bound 8 1/2" X
11" format to the address shown below.
