Mansionization Planning Study
Prince George's County, Maryland

The Prince George's County Planning Department of the Maryland National
Capital Park and Planning Commission (M-NCPPC) is requesting proposals
from qualified Consultants to conduct a survey and comparative review of
techniques for controlling Mansionization in Prince George's County.
The proposal will include a recommendation regarding one or more
technique(s) that would most effectively control Mansionization
throughout the County in a consistent, cost-efficient manner.
Mansionization is the phenomenon characterized by the construction of
unusually large homes replacing smaller homes in existing neighborhoods.
Mansionization is generally a market response to increased demand and
the higher costs of housing coupled with a diminished supply of sites or
housing stock in older and inner Beltway suburbs. Mansionization can be
a contentious issue for communities and is often broadly defined by the
eye of the beholder. Community concerns resulting from Mansionization
include the perception of negative impacts on the neighborhood
character, the negative economic impacts (i.e. higher taxes, forcing out
older residents), and concerns to achieve a proper balance between
protecting property rights versus the rights of neighbors and the
community as a whole.
