AICP has adopted the following policy:
The AICP Commission requests that entities soliciting planning

Community Design Standards Consultant
The Town of Sunnyvale, Texas
Submittal Deadline: February 1, 2008

INTRODUCTION
The Town of Sunnyvale, Texas is soliciting proposals from consultants to
assist the Town, over a three (3) to six (6) month period in updating
Chapter X, Community Design Element, of the Town's Comprehensive Plan
Update of 2000, specifically the design standards for its commercial and
retail corridors and proposed overlay districts. As the Town continues
to experience commercial and retail development, assurances must be made
that type and quality of new development blends with the existing unique
and rural atmosphere, protects and promotes traditional themes, and
ensures high quality development that contributes to the overall
uniqueness of the Town.
CONSIDERATIONS
The Community Design Standards Consulting Service must take into
consideration, but not be limited to the following:
* Updating and improving Chapter X, Community Design Element of
the 2000 Comprehensive Plan Update;
* Compatibility;
* Aesthetics;
* Preservation;
* High standards of quality;
* Flexibility, unity and consistency;
* Building form and scale: materials, building types, rooflines,
etc.;
* Signage: location, type illumination, size, etc.;
* Lighting: type, location, height, etc.;
* Landscaping: parking areas, type, maintenance, etc.;
* Site Design: parking and service areas, building location, etc.;
* Tables, cross-section, pictures, and/or illustrations to show
design elements or methods.
* Elements of design, style or materials that help to define the
uniqueness of Sunnyvale as a community
* Recommendations for changes to the Zoning Ordinance to implement
the final design standards
Separate design standards should be developed for each zoning district
and for each proposed overlay district. Special design standards for
the overlay districts should be prepared to include: materials of
construction, building articulation, lighting, signage, accent points,
pedestrian scaled amenities, parking lot configuration, landscaping,
screening, and other elements as determined by the consultant.
