Urban Design Charrette
The City of Takoma Park Department of Economic and Community
Development, Maryland

The City of Takoma Park Department of Economic and Community Development
is accepting proposals for the following:

A Urban Design Charrette for The Ethan Allen Gateway

Project Background
City Council has identified the New Hampshire Corridor as a priority for
redevelopment. City Staff are working to repackage and market the entire
corridor for redevelopment, focusing on each node and catalyst projects.
This Charrette will focus on the Ethan Allen Gateway, a commercial area
located at the intersection of MD 410 and MD 650. Two parcels (160,000
sf and 21,083 sf) are currently on the market.

Smaller sites have been redeveloped in nodes to the north and south of
the node. In addition, the Takoma/Langley Crossroads area, one mile to
the north, is undergoing a sector plan rezoning process to ready it for
a future transit station. A large parcel one mile south of the Ethan
Allen Gateway in the District of Columbia is to be redeveloped as town
houses, single family houses and condominiums. The Takoma Park school
district, within Montgomery County, is well regarded within the Metro
region. Recent market pressures have tripled the cost of single-family
housing in this area, and caused many apartment houses to be converted
condominiums.

There are significant financial incentives available for redevelopment
along the corridor including tax incentives and low-interest loans. Both
Montgomery County and Prince George's County recognize the area's
importance as a vibrant commercial market place and its potential for
redevelopment. Last but not least, the City is well positioned to
leverage state and local political and agency relationships into public
reinvestment in the corridor if packaged with private investment.

The plans, consensus, and ideas developed from the Ethan Allen Gateway
Charrette will be used to market the area, create development
partnerships, and advocate for public investment.
