Zoning Code Update & Residential Design Guidelines
The City of Webster Groves, Missouri
Submittal Deadline: June 4, 2007
Project Overview
The City of Webster Groves is seeking professional consultant services
to help develop or revise specific district regulations for inclusion in
the City's Zoning Code, and prepare design guidelines to facilitate
compatible infill development and building renovations within
established single-family residential neighborhoods of the City.
Zoning Code Amendments
* New zoning district(s) for attached SF, low-rise condos,
townhomes, patio homes
* Update existing "PC" Planned Commercial District Regulations to
reflect contemporary, market-tested development standards for mixed-use
development.
* New Industrial zoning regulations to replace antiquated "E"
Industrial Zoning District
* New Site Plan Review process for commercial, industrial, and
institutional uses.
Infill Residential Redevelopment & Design Guidelines
The contemplated end product is intended to provide guidance to
builders, developers, architects and homeowners on appropriate
architectural detailing, massing, siting, and related techniques to
assure infill development relates contextually to existing neighborhood
patterns and styles. It will include photographs and sketches, as well
as narrative descriptions. The resulting guidelines are intended to
shape the context of new construction and major reconstruction within a
fully-developed community of established single-family neighborhoods of
varying character.
