Science Park Tract A Redevelopment
Science Park Development Corporation, Connecticut

The Science Park Development Corporation (SPDC) has issued an RFQ to
identify a highly experienced and motivated development team to develop
a 7.31-acre site from vacant industrial property into a mixed-use
project. This land parcel, known as Tract A, is located within Science
Park at 275 Winchester Avenue in New Haven, Connecticut.
Science Park is an 80-acre site which formerly housed the manufacturing
complex for the Winchester Repeating Arms Company. The SPDC was formed
in 1981 to revitalize the 80-acre industrial site. In recent years,
significant progress has been made on that revitalization, including the
renovation of Buildings 4, 5, and 25. SPDC has achieved nearly 100%
occupancy of Buildings 4 and 5 (totaling approximately 148,000 square
feet). Approximately $30 million was invested in a separate project to
upgrade Building 25 (approximately 267,000 square feet). Future
development is expected on the remaining U.S. Repeating Arms Center
(USRAC) site and on the B-2 site, where demolition of existing
structures is planned. Today, Science Park is home to more than 20
firms, including life science, high technology, light manufacturing, and
assembly industries. As of June 2006, these businesses employ about 600
people and a 144% job growth rate over the next five years is projected.
SPDC is ready to expedite the revitalization of Tract A and seeks to
identify a development team with the financial capacity and experience
to execute the project in a manner consistent with the project goals.
