Request for Qualifications - Consultant Services

Morningside Village Redevelopment 
Firmitas Development, Charlotte, North Carolina
Submittal Deadline: March 27, 2008

Firmitas Development is seeking development team qualifications for one
of the ten city blocks located in Morningside Village, a +/- 33-acre
mixed-use redevelopment project located in the Historic Morningside
Neighborhood, approximately two miles from Charlotte's Central Business
District on the Central Avenue corridor.

Project Overview
The Morningside Village redevelopment includes ten city blocks entitled
for a maximum 1,000 residential units (600 for-sale, 400 for-rent) and
30,000 square feet of retail. The project is zoned Mixed-Use Development
District with optional provisions that allow for innovated design
alternatives including single-family, townhomes, carriage homes,
courtyard condominiums, residential flats, and apartments. The zoning
allows for a variety of height limitations including an 11-story
condominium building on Block 9. The site construction will be complete
September 2008 in time to release a maximum of five blocks for vertical
construction.  Additional blocks will be released one at a time on a 12
to 18 month schedule.

Blocks 6 and 7 are currently under contract with Post Properties Inc.
for the development of 400 urban apartments with 25,000 square feet of
ground floor retail, including two proposed restaurants fronting the
existing +/- 17-acre Veterans Park.

RFQ 
Firmitas Development is seeking qualifications and proposals from
innovative development teams that will advance the vision set forth in
the Morningside Village Design Standards as a mixed-use,
pedestrian-friendly, traditional urban infill neighborhood. A maximum of
three development teams will be short-listed and interviewed for the
development of a minimum of one and maximum two of the blocks currently
being offered, which include Blocks 1, 2, 3, 4 and 10.

Development team qualifications are due March 27, 2008.
